Case 01 — Heritage Terrace, Penang Road area
The Situation
A 1950s terrace property with no electrical record. The new owner had just completed a cosmetic renovation and wanted a baseline assessment before moving in. Previous occupants had made several undocumented wiring additions.
What Was Done
Feature Visit covering all rooms, circuits, and the main panel. Three undocumented circuit branches were identified and traced. The panel was found to have one MCB with a slightly high trip time — noted in the report with an explanation and options.
Outcome
Client received a 12-page written summary organized room by room. The report was used when negotiating a small price adjustment with the seller, and is now filed with the property documents. A Main Panel Article was subsequently booked to address the MCB issue.

Case 02 — Contemporary Condominium, Gurney Drive
The Situation
A landlord updating the lighting throughout a two-bedroom condominium unit before re-letting. Eleven existing fittings to be replaced with client-sourced minimalist LED pendants and recessed downlights.
What Was Done
Considered Fitting Installation completed over a single full day. All eleven points replaced with surface protection throughout. Three of the recessed positions required small backbox enlargements. Placement was confirmed for each fitting before drilling commenced.
Outcome
All eleven fittings installed and tested. Backbox work included within the quoted scope. Property was ready for tenant viewing within two days. The landlord has since booked a Feature Visit for a second property in his portfolio.

Case 03 — Family Home, Tanjung Tokong
The Situation
A family had been living in their terrace house for eleven years without any panel review. They were aware the circuit labels were inaccurate and were concerned about a trip that had started occurring irregularly. Insurance renewal was approaching.
What Was Done
Main Panel Article conducted over three and a half hours. Thermal imaging identified one connection point with elevated temperature. The irregular trip was traced to an aging RCD — options were discussed calmly and a replacement was agreed and fitted same day.
Outcome
Panel fully documented, labeled, and serviced. Written summary provided at completion. The client's insurer accepted the report for renewal purposes. The irregular trip has not recurred. Panel labels are now clear for the first time in over a decade.
